Recent indication is that first time home buyers are getting tired of sitting on the sidelines. According to a recent online poll taken by the National Apartment Association, 17 percent of renters plan to make the jump to home ownership in the next year; 41 percent of the 2,041 respondents planned to be home owners within two years. Only 31 percent planned to still be paying rent five years from now.

HOUSTON (Texas Real Estate Business) – Dallas-based Urban Partners and Gables Residential have topped out phase one of West Ave, the partnership's mixed-use project. With the skeleton of the building completed, interior work will begin.
Located on five acres at Kirby Dr. and Westheimer Rd., the project’s first phase will consist of a seven-story building containing 180,000 sf of retail on the bottom two floors and 390 luxury apartments on the top five floors.
Residential units averaging 1,070 sf will be available for occupancy in August. Retail space will follow a year later. Restaurants will include Pie Bar, The Social House, Swig, Cru and Wildfish.
Memphis-based Looney Ricks Kiss is the designer.
HOUSTON (Houston Chronicle) – Texas expanded its lead as the biggest producer of biodiesel fuel in the country with yesterday's opening of the nation's largest biodiesel refinery on the Houston Ship Channel.
The facility, owned by Grapevine-based GreenHunter Energy, will have capacity to produce 105 million gallons a year of the fuel, which is touted as a way to help reduce U.S. dependence on foreign oil.
But the refinery may be more notable for its ability to make biodiesel from non-food sources. While most U.S. producers use soybean oil or other vegetable oils to make the fuel, GreenHunter officials said their plant is "feedstock agnostic." It can make biodiesel just as easily from animal fats as it can from vegetable oils.
"We now have the opportunity to participate in our country's goal of reducing its continued dependence on foreign crude oil supplies," said GreenHunter chairman and CEO Gary C. Evans.
SAN ANTONIO (globest.com) – A $6 million conversion has begun on the Hawthorn Suites hotel near the Riverwalk.
The 149-room hotel will be re-branded into Hotel Indigo by early 2009.
The nine-year-old hotel at 830 N. St. Mary’s St. is owned by Michigan-based RW Hotel Associates LP.
Also being converted to a Hotel Indigo is the nearby 100-year-old Gibbs Building at 105 Alamo Plaza, which will be completed by fall.
GARLAND (Dallas Morning News) – High Street Residential and USAA Real Estate Co. have teamed up to develop the 5th Street Crossing at Garland Station.
The project will include 189 residential units, ground-floor retail and a 400-space parking garage.
The new project, which will support the city’s goal to increase downtown's residential population, will be adjacent to DART’s light rail station downtown.
James, Harwick + Partners Inc. designed the project.
CORPUS CHRISTI (globeset.com) – A California-based investment partnership has purchased 682 units from a local seller for $29.9 million.
The three-complex portfolio includes the 176-unit Kingston Port Apartments at 6162 Misty Meadow Rd., the 150-unit Yardarm Apartments at 10660 Leopard St. and the 356-unit Shores at 1515 Ennis Joslin Rd.
The three complexes were 93 percent leased at sale time.
Hendricks & Partners’ San Antonio office brokered the transaction.
DALLAS (Texas Real Estate Business) – Seefried Industrial Properties and AMB Property Corp. have teamed up to develop a 400,000-sf building at 1901 W. Airport Dr. on the Dallas–Fort Worth International Airport grounds.
The facility includes a two-story, 35,000-sf office area and tri-dock warehouse space.
The 21-acre facility was built for CEVA Logistics, which will use the space to consolidate its existing operations
